Most roof problems announce themselves years before the leak — if you know what to look for.
- Curling, cracked, or missing shingles visible from the ground
- Dark streaks or bare patches showing lost granules
- Granule buildup in gutters and downspouts
- Sagging along the ridge line or between rafters
- Water stains, brown rings, or bubbling paint on ceilings
- Daylight visible through the attic ceiling
- Damaged or missing flashing around chimneys and vents
- Ice dams along the eaves each winter
- Rising energy bills from failed attic ventilation
- Roof age past 20 years (3-tab) or 25 years (architectural)
